1. Acceptance of Terms

By creating an account, submitting a property listing, using our search features, or simply browsing the Platform, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy.
2. Platform Overview
Villanaija.com is an online marketplace that connects property seekers (buyers, tenants, investors) with property listers (agents, landlords, developers, and private sellers) in Nigeria. We provide a platform for listing, searching, and enquiring about residential and commercial properties across Nigeria.
Villanaija.com is a listing platform only. We are not a real estate agent, broker, or party to any property transaction. We do not own, manage, or control any of the properties listed on our platform. All transactions are conducted solely between the buyer/tenant and the property owner/agent.
3. Eligibility
To use our Platform, you must:
- Be at least 18 years of age
- Be legally capable of entering into a binding contract under Nigerian law
- Not be prohibited from using our services under applicable Nigerian law or any other relevant jurisdiction
- Provide accurate and truthful information during registration and use of the platform
By using the Platform, you represent and warrant that you meet all of the above eligibility requirements.
4. User Accounts
4.1 Account Registration
To access certain features (such as submitting property listings, saving properties, or sending enquiries), you must create an account. You may register using your email address or through a supported third-party service (Google or Facebook).
4.2 Account Responsibilities
You are responsible for:
- Maintaining the confidentiality of your login credentials
- All activities that occur under your account
- Immediately notifying us of any unauthorised use of your account
- Ensuring all information in your account profile is accurate and up to date
4.3 One Account Per User
You may only create one personal account. Creating multiple accounts to evade bans, circumvent limits, or manipulate the platform is strictly prohibited and may result in all associated accounts being terminated.
5. Property Listing Rules
When you submit a property listing on Villanaija.com, you agree to the following:
5.1 Accuracy & Honesty
- All information provided (price, location, size, amenities, photos) must be accurate and truthful
- Photos must represent the actual property being listed — stock images or photos of different properties are not permitted
- Prices must reflect genuine market rates; bait-and-switch pricing is prohibited
- You must clearly disclose whether a property is for sale, rent, lease, or joint venture
5.2 Ownership & Authority
- You must either own the property or be an authorised agent with written authority to list it
- Listing a property you do not own or have no authority to market is prohibited and may be reported to relevant authorities
5.3 Duplicate Listings
Each property should only be listed once. Duplicate or near-identical listings of the same property will be removed.
5.4 Content Rights
By submitting a listing, you grant Villanaija.com a non-exclusive, royalty-free, worldwide licence to display, reproduce, and distribute your listing content (including photos and descriptions) on our platform and in our marketing materials for the purpose of promoting the listing.
6. Prohibited Activities
You agree NOT to use the Platform to:
- Post fraudulent, misleading, or scam property listings
- Collect personal data from other users without consent
- Send unsolicited messages (spam) to other users
- Impersonate any person, company, or government agency
- Violate any applicable Nigerian law, including the Cybercrimes (Prohibition, Prevention) Act
- Attempt to gain unauthorised access to our systems or other user accounts
- Use automated bots, scrapers, or crawlers to harvest data from our platform without written permission
- Engage in money laundering or use property listings to facilitate illegal financial transactions
- Post content that is defamatory, abusive, obscene, or discriminatory
- Interfere with the operation or security of the Platform
Violation of these prohibitions may result in immediate account suspension, removal of listings, and/or referral to Nigerian law enforcement authorities.
7. Intellectual Property
All content on the Platform that is not user-generated — including the website design, logo, software, text, graphics, and user interface — is owned by or licensed to Villanaija.com and is protected under Nigerian intellectual property laws.
You may not reproduce, distribute, modify, create derivative works of, or commercially exploit any part of our Platform without our express written consent.
User-generated content (property listings, photos, descriptions) remains the intellectual property of the submitting user, subject to the licence granted to us in Section 5.4.
8. Disclaimers
8.1 No Verification of Listings
We do not independently verify the accuracy, completeness, or legitimacy of property listings on our platform. Villanaija.com is not responsible for any losses, damages, or disputes arising from inaccurate, fraudulent, or misleading listings submitted by users.
8.2 No Transaction Involvement
We are not a party to any agreement, negotiation, or transaction between a property seeker and a property lister. Any dispute arising from a property transaction is solely between the parties involved.
8.3 Platform Availability
We strive to maintain continuous availability of our Platform but cannot guarantee uninterrupted access. The Platform is provided on an "as is" and "as available" basis without warranties of any kind, express or implied.
9. Limitation of Liability
To the fullest extent permitted by Nigerian law, Villanaija.com, its directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to financial loss, property damage, or personal injury arising from:
- Your use of or inability to use the Platform
- Any property transaction facilitated through the Platform
- Errors, omissions, or inaccuracies in property listings
- Unauthorised access to your account
- Any third-party conduct on the Platform
Our total liability to you in connection with any claim shall not exceed the amount you have paid to us (if any) in the three months preceding the claim.
10. Third-Party Services
Our Platform integrates third-party services including Google AdSense (advertising), Google Analytics (analytics), Google Sign-In, and Facebook Login. Your use of these third-party services is subject to their respective terms of service and privacy policies. We are not responsible for the practices of these third-party providers.
Our Platform may contain links to external websites. We do not endorse or assume responsibility for any third-party websites or content.
11. Account Termination
We reserve the right to suspend or terminate your account and access to the Platform at our sole discretion, without notice, for conduct that we reasonably believe:

- Is harmful to other users, third parties, or the Platform
- Involves fraudulent or illegal activity

12. Governing Law & Dispute Resolution
These Terms shall be governed by and construed in accordance with the laws of the Federal Republic of Nigeria. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Nigeria.
Before initiating any legal action, we encourage users to first contact us directly to resolve disputes amicably.
13. Changes to These Terms
We reserve the right to modify these Terms of Service at any time. When we make significant changes, we will notify registered users by email and post an updated notice on our website. Your continued use of the Platform following any modification constitutes your acceptance of the revised Terms.
